May I pay personal property and real estate taxes with a single check?

Yes. Please be sure to add them correctly and send the exact amount due. We cannot process payments for the wrong amount.

 

Why am I being taxed for a vehicle I no longer own?

Your tax is based on the vehicles you owned on January 1st of the tax year. Even if you no longer own the vehicles,  you still pay tax based on what you owned the first day of the year.

 

Why is my bill so high?

The amount of tax you owe each year is based on the value of the vehicles you owned on January 1st of that year. The value of the vehicles is established by the County Assessor using a standard rate book. The assessed value of your vehicles can be found in the lower right-hand side of the statement.

 

Why is my bill higher than my friend's bill?

The tax you owe is based on the value of the vehicles you own, not the number of vehicles you own. It is common for a person with one more-expensive vehicle to owe more tax than a person with several less-expensive vehicles.

 

I am no longer a Missouri resident, do I still owe this tax?

Yes. By state law, your tax obligation is established on January 1st. Even if you move to a different state, even if you move to a different state on January 2nd, you are still taxable for the year. Unfortunately, the law has no provisions for pro-rating the tax due.

 

How do I avoid paying late fees?

Be sure that your payment is post-marked no later than December 31st. Payments postmarked after December 31st will be returned unprocessed unless late fees are included. Please keep in mind that if you put your payment in a mailbox after the last pick-up time has passed, your payment will not be postmarked on time.

 

I mailed my payment, but I haven't gotten my receipt. Did you receive my payment?

If you are anxious to receive your receipt, please mail your payment no later than December 1st. After that date, the volume of mail we receive is great. The processing time after December 1st is approximately 30 days.

May I pay personal property and real estate taxes with a single check?

I received my real estate statement but I didn't receive my personal property statement.

Please give it a few days to arrive before you call us. The statements are mailed separately and you will probably get your other statement in a few days. If, however, you don't receive it by December 1st, then give us a call.

 

I got my real estate statement, but my loan company is supposed to pay it.

If your loan company is supposed to pay your taxes, send the bill to them. Please don't get anxious and pay the bill yourself. Doing that will result in two payments. Contact your loan company. We won't be able to help you on this one.

 

Why is only my spouse's name on the statement?

Don't worry, you still own the property. The computer is set up to print only one name on the tax statement since many times two or more names will not fit in the address window of the envelope.

 

Why is someone else's name on the statement?

Ownership information on real estate statements is current through September 1st. Property which changes owners after that date will have the previous owner's name on the statement. Your name will be listed as owner in the coming year. You still own the property and you get credit for paying the taxes.

 

Why is someone named Etal on my tax statement?

Etal is not a person's name. It is a phrase which means "and others." It is used when there is not enough space to list all of the owners.

 

I bought my property in the middle of the year. Why have I received a bill for the full year?

At the closing, you received a credit for the amount of tax the seller owed for the year. You are now responsible for the payment of taxes when they are due. If you believe that this does not apply in your case, take your closing statement to the real estate company who sold the property to you and have them look at the papers with you.

 

Why is my bill so high?

The assessor is required by state law to reassess the value of all real estate in the county every two years. Since the amount of tax you pay is based on the value of the property, the increase in real estate values is, unavoidably, reflected in the tax bill.

  • Your tax amount is  incorrect.

  • The assessed value of your property is incorrect.

  • The vehicle information is wrong.

  • Any incorrect information is on your statement.
